Deposits are due immediately upon making reservation or by the due date on the confirmation. Balances are due 14 days (45 days for 5+ bedrooms) prior to arrival. Guest understands that the reservation may be cancelled if deposits and balance are not received within that time. If reservation if cancelled due to non-payment of balance, any deposits will become non-refundable.
Any cancellation or change made to the reservation more than 14 days (45 days for 5+ bedrooms) prior to arrival will result in a refund of deposit, less $25.00 ($50.00 for 5+ bedrooms) administration fee. All deposits and balances paid are non-refundable inside the cancellation period.
Guest agrees not to exceed the maximum occupancy as described and further understands that there will be a charge of $50.00 per person, per night for exceeding such occupancy standard. SMG reserves the right to terminate the rental immediately and guests agree to vacate the property upon such violation of occupancy.
No pets are allowed, unless previously agreed and the non-refundable pet fee of $100.00 paid.
No smoking is allowed inside. Guest agrees to pay a $200.00 cleaning fee for any violations of this term.
No house parties. Violations may result in termination of the rental agreement and eviction.
All guests must be over the age of 21, unless occupying property with their immediate family members. Any violation of this term will result in the immediate termination of the rental and immediate eviction from the property.
Guest agrees to maintain the thermostats at degrees not above 72 for heat and not below 72 for air. The guest also agrees to maintain proper settings and follow directions for hot tubs and gas fireplaces; not leaving them running when house is vacant. Refrigerators are to remain on medium settings and all other appliance used as directed. Any service call made on these appliances, which result from misuse, will be billed to the guest.
Guest agrees to abide by the check-in time of after 3:00PM and the check-out time of before 10:00AM. There will be a fee of one night's stayed charged for any late check-out or early arrivals not previously arranged with SMG.
Wood is provided for wood burning fireplaces from October 1 through March 31.
Guest agrees to hold harmless owner, rental company and agents or contractors of the owner for any liability, damages or claims. Guest is responsible for any and all attorney's fees.
Guest understands that they are renting a private home and that any issues that may arise in regards to maintenance, décor, weather, etc. will be addressed as efficiently as possible. No refunds or adjustments will be made for timely repairs, weather or any other reason associated with the normal occurrences of a private home. Every attempt will be made to remedy any maintenance issue. Acts of nature and weather are not in the control of the owner or management company.
Guest agrees to abide by all posted rules and instructions found on this document, the rental agreement, web-site, e-mails or posted on the property.
Guest further agrees that they have read and understand all policies and authorize SMG to charge any additional fees or charges for additional nights, damages or otherwise to the credit card on file; and further agree that any evictions will be made with no refunds.
Rates & Fees
All rates, fees and taxes are subject to change at anytime & without notice prior to payment. Sales tax adjustments set forth by the state and locality are applicable at any time.
All rates are based upon occupancy and additional fees may be charged for exceeding such.
All units are subject to a 2 night minimum stay and 3 or 4 night minimum during Holidays.
SMG offer Cabin Flexibility; a program allowing our cabins to be rented with less bedrooms at discounted rates.
Fireplace use and Clubhouse privileges are seasonal, please inquire.
All reservations are subject to a processing fee of $20.00.
SMG offers a 10% discount off the rental rate for payments made by cash, check or m.o. In order to receive this discount the entire deposit and balance must be paid by cash, check or m.o.
Cleaning Fees are unique to each unit and are based on size, number of bedrooms and occupancy.
Some of our units allow small pets, which require a $100.00 non-refundable pet fee.
Discounts and special may not be used in combination nor during Holidays, except for the cash discount.
